Signs your shower is leaking

  • Paint bubbling, swelling or mould on the wall behind or beside the shower
  • Door jamb, architraves or skirting swelling, softening or staining
  • Damp or mouldy carpet in the next room or wardrobe
  • Water stain on the ceiling below (upstairs bathrooms, units)
  • Grout that’s dark, crumbling or missing; silicone that’s black, lifting or split
  • A musty smell that won’t go away

If you’re seeing two or more of these, don’t wait for it to dry out on its own. Water in the wall cavity damages timber, plaster and carpet and is how a sealing job turns into a renovation.

What the Shower Seal Service is

Our standard shower seal, in the words we use on our quotes:

Cutout silicone throughout, thorough chemical clean and scrub throughout, replace any grout which may come out from thorough cleaning. Leave to dry 48 hours (including applying fans to the area to assist the drying process). Once dry, application of waterproof penetrative sealer designed to fix and prevent leaks in showers and balconies by penetrating into the masonry surface and forming a water-repellent barrier. Once dry, return and silicone, including bead silicone of the shower screen.

What that means for you:

  • No tile removal, no demolition, no mess. The tiles stay where they are.
  • Penetrates the surface, it isn’t a coating. The sealer soaks into grout and masonry and forms a water-repellent barrier. It seals gaps up to 1 mm and is breathable, so trapped moisture can still escape.
  • Works on: grout; ceramic, porcelain, marble, glazed or unglazed tiles, terrazzo, slate, terracotta; concrete; stone.
  • Showers and balconies. Internal showers and external balconies and walkways exposed to the weather.

How we do it (step by step)

These are the steps recorded on our warranty and installation form:

  • Photos before work
  • Silicone removal
  • Shower fittings removed
  • Grouting works (replace any grout that comes out in cleaning)
  • 1st clean
  • 2nd clean
  • Fan left in the shower cubicle overnight to dry
  • Sealer applied to the manufacturer’s specification, 3 coats
  • Any remaining product wiped off
  • New silicone throughout, including behind fixtures and the shower screen
  • Fittings and fixtures reinstalled
  • Site left clean
  • Photos after work
  • Warranty form completed and handed over

Other options we quote (when sealing alone isn’t the right fix)

We’ll tell you straight which one your shower needs:

  • Epoxy regrout: cut out all silicone and grout, install epoxy grout throughout, then new silicone throughout. This replaces porous grout with epoxy grout, which is waterproof, so water can’t get past the tiles and grout.
  • Regrout and seal: cut out grout where required, regrout, apply a waterproofing grout and joint sealer (3 coats), reinstate tapware and new silicone throughout.
  • Rebuild: if the waterproofing membrane has failed badly (for example the shower floor is no longer stable, or the leak detection shows water getting behind the tiles everywhere), sealing isn’t designed for that. The honest fix is to strip the shower cavity and rebuild it with a compliant membrane.

Damage from the leak (door jambs, architraves, skirting, plaster, painting) can be repaired in the same job so you deal with one contractor.

Warranty

Every Fill the Gaps Project shower seal comes with a written warranty, completed and signed on the day of installation.

  • 12-month installation and workmanship warranty from the date of application, covering leaks caused by installation error of the sealer.
  • Manufacturer’s 10-year product warranty on the penetrating waterproof treatment itself.

If a leak is proven to come from incorrect installation, we re-treat it free of charge (labour), and the manufacturer supplies replacement product at no cost. Claims need to be made in writing within 14 days of the problem showing up.

The warranty doesn’t cover problems outside the treatment, such as substrate movement or cracking, hydrostatic pressure, failed previous coatings, or building design and construction faults. The full terms are on the warranty form you receive.

Frequently asked questions

Can you fix a leaking shower without removing the tiles?

Often, yes. If the water is escaping through grout, silicone and screen fixings, a shower seal treatment fixes it without removing tiles. If the membrane has failed badly or the base is unstable, we’ll tell you it needs a rebuild instead.

How long until we can use the shower again?

The shower is out of use while we work and while it dries: we leave it to dry 48 hours (with fans) before the sealer goes on.

Do the tenants need to move out?

No. They need to stop using that shower until it’s done.

Does it work on balconies?

Yes. The same penetrating sealer is used on tiled, concrete and stone balconies and walkways exposed to the weather.

Do you do inspections and leak reports?

Yes. We inspect, photograph and report what’s failed and recommend options.

Is it the same as epoxy grout?

No. Epoxy regrout replaces the grout itself with waterproof epoxy. The shower seal treatment penetrates and seals the existing grout and tile surface. We quote whichever suits the shower, or both.
